NAR Settlement Brings New Changes
Because of the Ruling: You don’t have to offer a commission to any Buyer’s Agent. We pay them from our own Brokers’ Commission. “NAR lost a big lawsuit so sellers do NOT have to pay buyer agents.” This is true, but incomplete. Here’s the real structure:
Before:
- Sellers paid 5–6%
- Listing agent split with buyer agent
- Buyers thought their agent was “free”
Now:
- Sellers are NOT required to pay buyer agents
- MLS cannot show buyer agent compensation
- Buyers must sign a written agreement Before any Showings
- Buyer agents must negotiate their own pay
This is the biggest shift in 100 years.
