Sellers Notice
“Sellers, you do NOT have to pay the Buyer’s Agent’s Commission. It is NOW (Burnett v. NAR) the sole the responsibility of the Buyer. Furthermore, I will NEVER try to force my Sellers
to pay a Buyer’s Agent, but I, when needed will pay their Brokers from my commission at my discretion and then their brokers can decide what happens with my concession or their commission”.
Disclosure
I will NOT split any commissions with the Buyer’s Agents, unless I AM approved and directed to do so by YOU “THE SELLER!” And If so it will be fully disclosed
and signed for up front as part of the listing agreement!

I promise you that working with my team will bring complete and utter joy to you and yours! And to the Buyer, I will do my best (with no guarantees)
to make sure that your Buyer’s Agent is paid unless you are paying them. The recent legal outcome requires that the buyer pays their agent and the
seller now is under absolutely no obligation to pay the buyer’s agent.

And if you are a buyer’s agent, when we receive your offer, you must disclosue just how much the Buyer has agreed to pay you.
That will determine if and/or just how much if any commission will be paid to her broker.
Buyers
And If I AM representing you as the buyer, I will address all fees if any due to me (The Broker) and by whom upfront before we show you the first home. And furthermore each listing will and may require a different and unique approach, but I promise, I will get us through the legally new process with speed and ease. I will advise, and most of all, take your lead as I do represent you. I AM your Broker and I will ONLY represent you.
